It seems that my property comes up in some people's phones and dosnt come up on others do you know why ?
Also ive sent my prices at 150 base rate then the amount showing before reserve i think may scare some people of in reserving ... do I just have to completely lower my prices to compensate air bnbs charges ? Or does that sound stupid.
It is possible the property does not directly show up in a search, but it useally will after some more zooming.S
Search results are depending on a lot of factors, among them can be the guest's search history, location , profile, previous bookings etc..
You are on "split fee", so guest's have to pay extra the Airbnb service costs to Airbnb.
(and you have to pay also 3% to Airbnb)
If you would be on "host fee", you need to include de Airbnb Service costs in your listing price,as you have to pay them to Airbnb.
I simulated a 2 nights booking on your listing. You can see the amount of Airbnb Service costs and also the "new host discount" you offer.
It is up to you to create a good price for your accommodation, but it is always good to know what guests have to pay in total.

@Emiel1 has noted that someone's search history plays a role. It's possible the phones where your listing placed well, were those of friends who clicked your listing at some point before helping you to search for it. The bot thinks they're interested in that listing and places it prominently in their results.
To see uncompromised results, log out or use private mode.
