The best way to list my property

Hello everyone! I was wondering if you could help me in order to put a new property in my listing, is 23 rooms , so we can have a lot of people in the property, but we only have a big kitchen that we will need to share, so what is the best option to share it, or make it private

OR

2. will  individual rooms be available for rent

OR

3. will combinations of rooms be available for rent

OR

any combination of option 1,2 and 3
