60 day strict cancellation policy

How do I get "invited" to have the strict 60 day cancellation policy on my listing?

I just heard from someone this morning and he wanted a bit more information, but said we may qualify.  It hasn't been referred yet, so no decision to report.

@Maryann29 Thanks for the update.  Customer support doesn't handle these requests.  They go to a different department within Airbnb, but glad they are considering your situation.

I wonder if it really matters, there are many ways that a Guest can get a full refund no matter what your policy is.

It means a great deal to me.  The vast majority of my summer (high season) bookings are made 2+ months in advance. I put my rooms on hold in good faith.  I do not overbook.  I recommend the guest purchase travel insurance in case something comes up. 

 

There is no chance of me being able to fill a room in 7 days.  With no skin in the game, the guest has nothing to lose by deciding to cancel 8 days out.  I, on the other hand, lose 20% of my revenue for that period.

 

I fail to see why I should bear the risk and cost of a guest's last minute decision.  BTW, because of the seasonal situation, there are many Alaska properties that adhere with a 60 day and even more stringent cancellation policies (due in full at time of reservation and non-refundable thereafter).

It sounds like Airbnb may not work for you.

 

Why not look at other listing sites which offer longer cancellation terms and of course you could set up your own website with your own cancellation policies 

So having received no reply from Airbnb, I'm wondering if you (@Helen) are an Airbnb representative and this is their way of telling me "No."

@Maryann29 I do not know @Helen   and I do not work for airbnb in any capacity other than renting a private room for the last 3 years. That being said, after reading this thread & understanding what you gain to lose in money, time & energy- @@Helen is spot on.

Airbnb have become very very flaky!! I own a home that is consistantly rented for $700 per night and when my guests used the house for a 3 day 35 person party Airbnb did nothing!! It says right on my home description that if a party is thrown without prior approval that I will cminimum minumum of $5000 per day.

I am not sure what you meant by did nothing, presumably you wanted their booking cancelled, surpised they would not be receptive to that.
