Hi there - it depends first of all on whether or not the guest has 3 penalty free cancellations - if they do, then can usually cancel penalty free. If not I don;t know if the guest can appeal under AirBnB's extenuating circumstances policy - it's quite arbitrary, but worthwhile trying if the guest does not have any free cancellations left.

You should advise the guest to cancel, so that at very least you are able to re-sell the room. Tell the guest that you have not received any money for their stay (Iassume it is in the future) and they need to liaise direct with AIrBnB to get their money plus booking fee back. Under no circumstances should you refund the guest directly as you have not been paid.

Your own cancellation policy will come into effect if they have no penalty free cancellations and they are not covered by extenauting circumstances.
