We have a condo that sleeps 7 and our nightly rates using Airbnb pricing aren’t enough to cover the cost of the laundry(sheets and towels). I’ve left the number of beds at 7 but added an additional charge of $6 per night for each guest over 4. Nobody has booked yet with the new charges so I’m wondering if anyone has any comments or advice here. Thanks.
@Deb155 Why are you using AirBNB’s suggested prices if that amount doesn’t cover your expenses? It is important to calculate your overhead per occupied night including wear and tear, plus minor damages, and then add your “profit.” You really don’t want to be subsidizing other people’s travel, do you?
Hey Susan, thanks for the advice. We’ve been doing this for about a year and have had good luck booking most of the time using the Airbnb prices. Our place is in an area filled with lodging of all kinds and so I thought that the logarithm Airbnb uses comparing similar spaces and booking rates for the area to set our rate made sense because I don’t have access to that information. I’ve thought it was low all along but also felt I was inexperienced enough to be wrong. What do you think?
