Advice on How To List my Type if Home

Hello! I am a current AirBnB Superhost with a 4 bedroom home that I have been listing on AirBnB as a “Private Room” . I do live in the home, but I give guests all access to my kitchen, living room, office, back deck and rooftop patio space. Also, I only accept one guest booking at a time so they are only shared by me, the host, no ther guests.

 

I wanted to get feedback from the community on whether I should keep this listed as only a “Private Room” booking or an “Entire Home”  providing details that explain I may also be there and guests may have interaction with me. I would also message guests when they request to book and ensure they are aware I live on site.

 

How have others gone about similarnlistings? Any tips or recommendations would be greatly apprecited! I just feel like I’m missing out on great bookings by not listing as the entire place.

@Lauren645  It is definitely not an entire home listing. Entire home means that the entire house is for guest use only, with total privacy, not shared spaces with anyone else. Your current designation is correct, it's a private room. I host exactly the same type of situation, and also for 1 guest at a time only.

You would have no end of problems if you said it was an Entire home- just messaging guest to say it's not isn't good enough- you'd get tons of bad reviews, cancellations, guests reporting you to Airbnb for misrepresentation, and Airbnb would suspend your listing.

Find other ways to make your listing stand out.
