Airbnb family, 

 

I work in the insurance industry. I have so many people who approach me with questions surrounding what to do when you are using Airbnb to rent out your home or a room in your home. I have answers!

 

There are a lot of companies out there that do not have coverage for you when it comes to properly insuring your home. If you carry current Homeowner's insurance, chances are you are not covered if you are renting out your home! Who knew?

As far as I can tell, Allstate does not provide coverage for renting out part of a house (MIL unit) on Airbnb, and most agents would suggest going with proper or cbiz which cost 2-300% more with $10k deductible. So basically catastrophic insurance.

 

Rather than each of us contact you, perhaps you can provide details on anything new ?

Thank you for reaching out. There may be different guidelines in different states. I can tell you in Colorado it is an endorsement that you apply to your policy. It is called the Home Host Advantage and it costs $50/year to carry the additional insurance. Basically how this works is it changes the definition of "Business" in the guidelines to extend to short-term rentals, such as Airbnb. 

 

It is going help cover your personal property for things such as a renter stains your sofa, area rug, etc. If they break your glasses or china. There are a lot of other coverages that I am happy to send in a message.

Is is only for shared room within house, or will it cover MIL etc ? Nationwide availability ?

The coverage is going to extend over to any part of your home. If you have your mother-in-law suite covered on your Homeowner's policy and are renting that out, then the coverage extends. As far as nationwide availability, I do not know. I will find out, though. For now, I can say it is a "thing" in Colorado.
