Bad feeling about upcoming guest

Hi all and thank you in advance for your advice!

I'm a host assist, as the house owner is away. Just had first two very happy bookings but the third is making me nervous. He has chopped and changed numbers (fair enough; we can host a max of 6) and that's fine while people get organised but he just emailed again to ask if his parents visit (which would make it 8 people) would their dog have to stay in the car. Thing is it's a farm so we have livestock hence no dogs, as was stated twice on the listing along with max 6 guests. I've emailed back pointing this out (I hope firmly and fairly). It's the whole house being rented out and it's fairly remote but one of us will be dropping by to feed the chickens every day but - once somebody is there I don't know how I would get 8 people to leave. It was an instant book. I'm tempted to cancel but don't want to ruin this guy's holiday OR lose any stock/have extra guests!

First off say no now clearly and refer them back to house rules. I'd check-in with your host and tell them - let them make the call. If it was me I'd cancel but each host's circumstances are different. Either way. - if 8 turn up with or without dog you can cancel without penalty for them breaking house rules ( as I understand it ) - stay firm and polite from here. If they are new - they may be treating you like a hotel - you're not.

Should you choose to cancel, make certain you do it correctly. If you use instant book you are allowed 3 cancelations per year if a guest makes you uncomfortable. Follow the instructions below. Good luck.   For Instant Book hosts only

Hosts who use Instant Book may be able to cancel penalty-free if they have concerns about the reservation or a guest’s behavior. Calendar inaccuracy, confusion about pricing or availability, and extenuating circumstances are not covered by this policy.

If you're an Instant Book host and have concerns about a reservation or a guest's behavior:

  1. Go to Your Reservations and find the reservation you need to cancel
  2. Click Change or Cancel
  3. Select “I’m uncomfortable with the guest’s behavior”
  4. Provide a reason for the cancellation

Once you complete these steps, the host cancellation penalties for this reservation will be waived, and we’ll help your guest find another place to stay for their trip.

If it's within 24 hours of check-in, contact us instead.

I also have a bad feeling about an upcoming guest. 

Is there a way of cancelling or negotiating with her - such as changing the reservation so that she can at least stay a few nights here if in desperate need. I do not wish to be harsh or draconian, but this person is making me feel extremely uncomfortable, and I am beginning to suspect that she has mental health issues. Do I have to lose those 2 months from my calendar??? It's upcoming on the 14th, so the closer it gets the more it adds to my discomfort, and I would prefer to act as urgently as possible.
