My issue is that since I rent out a large property and don't want to disturb neighbours arround, I have to decline those requests for bookings for weddings or wild parties etc...
as you don't have an instant booking and you decline 40% booking requests it is possible that your listing has bad search ranking so prospective guests don't see it
Add a new picture in your gallery, change a few words in your description, adjust your price for 1$ just to update your listing and move iat bit forward.
@Rosa513, I suggest not to decline. Just explain clearly your conditions and limitations. And tell your prospective guests that if you accept their request they will have to follow your rules. So they are free to look for other option without risk to loose money. And you don’t have to decline the inquiry. It is just like question, needs simple answer.
