Brand new to ‘Air B n B’

This is my first year doing air b&b. Our home is only 5 months old. Very nervous but excited at the same time. I’m very anxious to see if it takes off!

@Malina3  I wish you the best of success with your Airbnb.  I just started on here in October of last year and it has been a learning experience, but not an unpleasant one.  I really enjoy meeting new people.  Don't hesitate to ask questions here because the hosts on here are a wealth of knowledge and have helped me quite a bit.

Susan how was the money? 

@Malina3- so far it has been decent, but my heaviest booking month was December when I cleared over 2K.  This month has been a good bit less.  I live in a very rural area which may have a lot to do with my booking averages.

Over three years ago we purchased a property and decided to turn it into an Airbnb instead of a long term rental. We made the right decision! Not only have we doubled our potential income, but we've met some really great people from all around the world.

 

There will be guests that completely frustrate you, tear up your home and complain about everything. Some will leave you shaking your head in bewilderment as you read their reviews and look at the star ratings because these were the same people who told you everything was great, they loved the place and would be back.

 

However, most guests are truly fine people who will appreciate what you offer. They will take care of your home and try to be as good of a guest as you are a host. While it can become easy to focus on the bad, keep your focus on the good things you will get to experience; the new faces and the new stories that are always around the corner.

 

Here is the best advice I can give new hosts:

1. Keep your listing honest, but don't be afraid to brag a little.

2. Take good pictures of your home that will encourage people to visit.

3. Be prepared for emergencies. Always have contingency plans (like a phone number for a 24-hour plumber already on speed dial).

4. Don't be sensitive. You can't please everyone but do your best and keep your home clean while listening and acting to constructive criticism.

 

We've had nearly 2500 people stay in our homes. Soon you will be able to say the same thing. You will look back on your early days and laugh at your mistakes. (We all make them.) The best of us learn from them and go on to great hosting experiences! Good luck.
