Breaking house rules

I have guests from out of the country that have trashed the room they rented. Not only is the communication between them bad they didn't come back last night! Never answered or return texts.. had me calling police stations and hospitals to see if they were OK! I know this is Vegas… But what do I do about my security deposit? As I can't get a hold of Airbnb!

 The Secirity Deposit has its own rules you can read, but certainly you need to find out what the damage is and get estimates for the repairs and then go through the resolution center.

Getting a hold of Airbnb is difficult.

I have a question myself. What are the suggestions on what to do about guest that break the rules, such as bring pets although there is a no pet rule, smoke although there is a no smoking rule?

I understand that if the host doesn't keep the non-discr. rules it warns that the host can be "de-hosted" but what happends to guests that do not keep the rules of engagement? 

 

That would be something for the review process.

One option would be that you might want to post a security deposit, and if they bring pets, or smoke, send them an email through Airbnb advising them they broke the house rule, to kindly stop doing so and that their security deposit will be used to erase any pet or smoke presence from your home.  This will then serve as evidence when you refuse to return their security deposit.

 

I am clear when I do a guest walk through introducing them to my home on what my rules are.  I have them posted on the back of the room door, ask them to re-read it and ask me if they have any questions.  If a guest arrived with a dog, and I have a no pet rule and they did not clear it with me beforehand, I would not allow them access.

I think the security deposit is different to what you think it is.

Sorry I don't agree with @David126 on this one. I wouldn't leave it for the review process.

 

When the guests turned up with a dog, you didn't need to let them in, but should have called BNB.

 

Have you spoken to them about both issues? if so did you follow up by messaging through BNB.

 

If so and they are continuing to smoke call BNB and tell them this has happened and ask them to cancel the booking and contact  the guests and find them somewhere else.

Make it clear always better to stop it first but if that is too late and the deed is done then there is the review process.
