Cancelation policy

Hello, we just signed up today and have a question about the cancelation policy. We are in Casper, WY in the heart of the Eclipse coming up in August. All our hotels are booked up. I saw another person have a rule that since it was so close to the Eclipse that there were no refunds. Is that ok to do and could it come back to bite him in the butt due to Airbnb's cancelation policy?

He can say what he wants, presumably he has a Strict policy and that would be the one that would apply.
