Have to re-locate to a "different" physical location December 1, 2016. Currently, have two (2) resefrvations "after" this date. I will still have the "same" accommodations as I currently have...with the exception...it's in a brand new building with a gym and sauna. How do I advise my guests of the new location? Thank you.
You will have to make a new listing with the new apartment in the new location.
When the new listing is set up, you can transfer the current guests from one listing to another.
Inform your guests in advance of course, but since it will be an upgrading, I do not think they will complain.

You go to "My reservations" and choose "change or cancel".
I would not offer a discount to start with - discuss with your guests first. If your new place is better than the old one, it is an upgrade. No need for discount.
@Jerry9 @Marit-Anne0 is correct of course, but the guest may not accept being changed due to something that you are not aware of so please give them a heads up as far in advance as you can. Let them know that they can cancel and relocate with no penalties if they involved Air BNB under these extenuating circumstances.
