Drug Use and House Rules - Not upheld by Airbnb

Hi all,

 

My current guest has booked a long-term reservation for 2 months. I called him and ran a credit and background check to give to my landlady. I also wrote him in the app to confirm he is not a smoker and agreed to not do drugs.

 

Since arriving he has introduced himself just once while drunk and high, and showed me 3 containers of marijuana he's using. The apartment smelled of smoke, but I cannot prove he is smoking.

 

I told him this won't work and he needs to stop smoking and get rid of the weed. He said he can't do that.

 

Airbnb directed me to photograph his stash to support my claim, and then proceeded to tell me I violated the privacy policy. I was told by Airbnb to do this.

I also was told by my guest "I have nothing to hide" "I'll leave my door open" and "You can come in anytime."

The guest has openly admitted to Airbnb of his possession of drugs.

 

I am now being told the best Airbnb can do is open up my calendar and tell him he has to leave. I then said well I guess if you talk sense to him he can stay that way I don't lose rent. Now Airbnb is saying it's a "personality issue" and that we are "butting heads" meaning that the guest will be refunded and cancel without penalty.

 

How is this fair to me? How is this upholding host's house rules? What appeal process is there??

 

HELP? Called Airbnb like 10 times today and got mixed responses and no help.

Many hosts would tend to agree with you @Harrison14 but abb will never agree to pay you for days a guest doesn’t stay (regardless of cancellation policy) if the reason they are leaving is bc you are enforcing rules or regulations. 

Cancellation policy also completely negated by extenuating circumstances. 

Best I can tell, the only way a host would be paid per their cancellation policy is if a guest calls up abb & says “I’m going to leave early for no reason. Go ahead and keep my money.”

 

according to abb, you terminated his stay. You: “you’re breaking a rule, that doesn’t work for me, you need to go”. You terminate. There’s no penalty (fines, loss of SH eligibility) but you don’t get to keep the $ (this penalizes you, I get it). 

Abb does not work on a fine system. The only way you get money is if guest gets a room. It’s not fair but they’re very clear about it. Thus why hosts like @David126 don’t take long stays. 

@Kelly149unfortunately, you are incorrect about me terminating his stay. I never terminated. All I did was call Airbnb to advise them of the situation. I never clicked anything or approved anything, modified anything on the app or site. Airbnb has said this was a "personality issue."

 Other notes:

1)Airbnb has a long-term cancelation policy which states the first month is non-refundable if guest cancels.

2)Airbnb does allow for house rules.

3)House rules were fully disclosed in advance of booking, in advance of guest arrival, verbally over phone, in Airbnb message, and printout placed on table. There is no excuse that the guest was either a)not aware or b)did not cancel

4)I did not adjust the reservation or tell Airbnb to cancel. I told them to let him know he can't smoke or do drugs. He decided that won't work and wanted another place.
