Fall and Holiday bookings 2019

I manage a property for friends in Cambria, CA.  Last year the property was generating twice as many bookings and revenue as it is this year during the same time.  We've lowered our price and cleaning fee and we are at superhost status.  We wanted to make some updates to the yard (we are pet friendly as well), but I'm afraid if we keep going this way, we won't be able to afford the improvements.  Is anyone else on the California coast feeling this drop in bookings?

This is inevitable as more and more STRs flood the market bookings will slow.

As the manager of the property what have you done to increase bookings such as listing on other sites and direct marketing? @Cassi4 

If your friend wants to improve their property they should do so, not just for their STR business but the future value of their place.
