Hi there,
We recently listed our place and I’m wondering the best way to market and get reservations. Can anyone help? We have on Smart Pay and I’ve offered a 10% discount.
I’m also wondering how to offer the place for free to friends/family that could provide reviews. Thanks!
@Kristin897 Friends and family would actually have to book and pay in order to write a review, then you would have to reimburse them. Which would mean you'd be out-of-pocket the service fees, but that might be worth it to you.
Got it. That’s what I was wondering. Yes, I think it’s be worth it just to generate some
pos reviews. I’m guessing people are scared to book places with no reviews so just trying to figure out how to generate that. Thanks
@Kristin897 Smart Pay? Do you mean Smart Pricing? If so, look carefully because Smart Pricing is often half your normal rates. If you then have additional 10% off, are you going to earn as much as you thought??
well I was thinking about using smart pricing at the beginning and then as more positive reviews grow changing it to the price we want/need for the place.
@Kristin897 You set the minimum price for Smart Pricing so make sure your minimum is set at a price that you won't lose money or sleep over. I think what @Trevor243 is referring to are the Airbnb Price Tips. Never ever use those. They will suggest that you price a three bedroom home at $45 per night.
Salute @Kristin897,
