First Timer

This is the first time my wife and I are listing, and have gotten quite a few responces.

First we want to make sure we get paid, And

the guidelines for the people staying in our home.

Is this all legit?

Could you please elaborate? Are you asking if Airbnb is legit? Yes it is. You'll get paid most certainly.

@Jeff, the listing price per night might be confusing. For one thing, it's very high. What if only two or four people stay? You might be better off indicating a fixed price for 1-2 people, and then state how much extra is charged for each guest after the second one. You may want to indicate a minimum number of nights as well. 

 

Likewise, the security deposit is very high.

 

I note you have only two beds but indicate there is room for 8 people. Does this mean there are sofa-beds in the living room? This needs to be indicated.

 

You should also provide more information in your Space description: 'Just very cozy' is not enough. And set out more specific rules. For instance, do you allow pets? Children? Parties?

 

Also, I doubt anyone would agree to the House Rule about being charged according to the owner's discretion. Things need to be spelled out more clearly and precisely. Perhaps state that guests are required to have full health and travel insurance. You should also have insurance as well that would cover any damage caused by a paying guest.

 

You mention as well that more photos are available on request.

 

To my knowledge, it's not possible to send photos via the AirBnB site. And communication outside of the ABB site is not authorised. It renders both guest and host ineligible for any compensation resulting from unfortunate occurrences during the visit. You're better off simply posting a few more pictures, making sure they show the accommodation in bright light (the current photos are somewhat dark). Be sure to show the kitchen, bathroom(s), and both bedrooms.

 

I'd also advise you to make your cancellation policy moderate or strict.

 

It would also be to your advantage to list specific reasons a guest might want to rent your accommodation. Is it in an interesting area? Are there ongoing cultural events? Sporting events? You need to market your accommodation, make it appealing.

 

Best of all would be to carefully study the AirBnB regulations  & Tips and Tricks as well as to take time to check out other listings in your area. You're bound to get some excellent ideas from these.
