First time hosting

I just listed my home and have a ton of questions.

 

My first booking is July 3-6 (3 nights)

 

I need help with my listing

--Do I have the right price for my home.

--How often should the price fluctuate. Obviously holidays can bring a bigger price

--Can anyone check my listing and see what I need to add, chane, edit etc

Pricing:  you know best what is reasonable in your area,  otherwise look at your "compatitors"...

 

About the listing:

- It says 3 bedrooms, but sleeping facilities show 2 bedrooms

-As you offer an entire house, i suggest to add a security deposit

- check-in: anytime after 3pm, i would set an end time also , for example 10pm (+ a check-out time).

- There are hardly any houserules.

Minimum stay is 2 nights. Be aware of people come to party. At least mention it in your houserules you don't want parties.

 

Cancellations policy: for an entire house maybe choose at least "moderate".

 

You have a special discount of 20% set for first three reservations, please note it will also be added if  other discounts are applied (like weekly)

@Kevin1165    Too many pics of seagulls, Kevin(some are sideways), not enough pics of interior.  Potential guests would want to see the bedrooms, bathroom, kitchen etc.  This forum has a handy guide to picture taking, I posted the link below.   Definitely add some house rules!   You are inviting all kinds of trouble if you don't(look at my listing and look at my house rules for an example).  Having a pool, you want to make sure that use is for registered guests only.  Have the rules posted on your page as well as in your home.  Make sure that your guests acknowledge them.  Are you allowing infants, children?  This could be another potential problem, given that you have a pool.  We have an outdoor pool and we allow guest use, but we do not allow infants and children in our guesthouse anymore since a two-year-old, who was not supervised, wandered off and fell into the pool.  Other than that, I echo what Emiel already mentioned.   Happy Hosting!  🙂

It seems on the expensive side to me, but it's a nice house.

 

1) You need photos of the bedrooms, kitchen and bathroom(s).  You should also retake the photo shot after cleaning up the dirt from the plants that is on the ground. 

 

2) You should caption the beach photos, e.g. how far is this view from the house and I'd only use 1 of them.

 

3) You need a lot more house rules than just no smoking.  I would advise that you make it a rule that no guests who arent' on the reservation are allowed on the property.  I didn't notice if you have a house manual but you need to give guests details on what to do with trash, if there is a quiet time hours,

anything else they need to know about how to work the appliances, etc.  

 

4) you might want to consider some type of liability waiver for the pool and hot tub, other hosts who ave these features can be more help there. 

 

4) You might consider a security deposit to deter the wrong type of guests who will want to throw parties there.

hope you are well. 

Please update house rules, etc. 

Also it has a hot tub but no photos of these. For the second bedroom maybe reshoot it as to have a more made up bed. Also there are no photos of the bathrooms- please add these but remember to put all toilet seat down it looks more hygienic. 

Also maybe in your profile add something about yourself and your hosting style- this would give the potential guest an initial idea of your communication manner and if it’s a good fit or not. 

Remember to buy excess bed linen for quick turnover, adopters/transformers, hangers, door hangers.... maybe before your first guest have a brutally honest friend/family member test run the house and see how “user friendly”/ accessible it is... good way of picking up small bits and pieces. 

 

At the end of the day all the best to you and please take these first 6 months with a pinch of salt, hosting is great but not for everyone and that’s fine too but most importantly you can’t please everyone so just do you!

Make sure you have your bank details up to date I am 8days waiting on payment . I have filled in and edited bank details... My account still says update your bank details..  I have cancelled all further bookings ...
