I am an Airbnb host in Manatee County, as well as, a Realtor in Pinellas and surrounding counties.
Municipality regulations are all over the place regarding Airbnb's and short term rentals across the state, some enforced and some ignored. I'm just curious in what counties hosts are either encountering issues or are being supported.
I am in NE Florida, and St Johns County and St Augustine and Jacksonville are exploring regulations for the short term rental market. The state has set down their legislation, and restricted what other municipalities can regulate. I feel our market is getting saturated, affecting occupancy and rates. We'll see how new requirements and registration will affect the market!
