I operate a successful BNB in the outer banks of NC (OBX).  I have a rental property in Goldsboro, NC which is located within minutes of the back gate of Seymour Johnson AFB and Busco Beach ATV park.  Both are year round attractions to the area.  Any advice on converting from rental arena to AirBnB for the area?  Any potential pitfalls?  I have had issues with keeping reliable housekeeping in the OBX area, but have someone now very reliable and thorough.  If any host in the area can help with decision making, that would be greatly appreciated.
