Guest Cancels 3 Months In Advance But Airbnb Keeps Their Money????

So I worry the Airbnb fee policy is hurting future guests.  As you know ... Airbnb only gives guests the fee back if they cancel within 48 hours.  I have a flexible cancelation policy.  So guests really like signing up for my place.  I don't mind if they cancel at all.  But one problem I have over and over is that people don't actually get their full refund because Airbnb still keeps their fee.  Today I have someone who just cancelled 3 months in advance and found out they didn't get a full refund because the Airbnb fee.  It's really hard to explain to a guest what is happening. My question is:

 

1) Does anyone else have tips or advice in this situations?

2) Does it really seem fair that I give a full refund but Airbnb still keeps all their fee money?  I mean after all ... I will still get it booked to someone else who will pay that fee.  Sounds like Airbnb is double dipping a little ... right?

1) All you can do is sympathize with the guest, tell them you also think it's unfair but that you have no control over Airbnb policies, only over your own listing, and suggest that they contact Airbnb directly to express their displeasure with this.

2) Well, I assume a company needs to retain something for processing and then cancelling a reservation, but keeping the entire booking fee certainly seems greedy and doesn't do anything to win the hearts of guests. There should just be some set fee they charge for that, like $10 or something. And yes, if you rebook those dates, they are definitely double dipping.
