what will happen if quest does not check-out intentionaly and occupy the property?
what if a guest decide to continue staying after check-out date and time without host consent?
what kind of guaranty Airbnb will provide that a guest would check-out at the end of reservation?
@Bob129 I think the short answer is that there is no guarantee. As hosts, we are the one who needs to enforce this. I always send a check-out instruction the night before check-out/morning of. If guests are not out of their room yet by 11am (check-out time), I knock on their door and remind them nicely that it's time to check-out. If they end up fighting you for it, I am sure you can try to get airbnb involve or even the police (because not it's trespassing). There is a squatter case a few years ago in San Francisco because a long-term guest refused to leave. This is one of the reasons why I do not do long term reservation.
Farah thanks for info, can you explane is it trespassing or not and for whom, guest or host?
Hi @Bob129
I don't know how the laws work in your country.
This is what Airbnb says on their Help Centre. It's extremely rare but can happen particularly with long term lets.
I'm sure there is a Toronto host groups - why not ask them.
Thanks Helen, very helpful link.
Here in Quebec, as long as I don't rent to someone for more than 28 days I have the right to call the police to evict them if they overstay their reservation. It has never happened yet. I would never, under any circumstances, rent for longer than 28 days because then the tenancy laws come into effect and tenants then are very difficult to remove.
Thanks Monica, useful hint and may apply to Ontrario as well, I need to check.
