Guest did not Arrive ! What now?

It is 2:22am (Florida Eastern Time) and I have been expecting a Guest since 3pm. Usually guests give me a rough timetable of when they will arrive but this guest did not. The length of their stay is over 1 week but they have not arrived.

 

for precautionary measures and because I live in the house , I paused the Smart Code to check in after trying to communicate with them, through Airbnb, text, phone, with no reply.  So for my safety and my wife’s I disabled the code because we do not know these people! And it’s past the designated check in time, without any communication!

 

 

am I in the wrong? What do I do now?

That is concerning, to be sure. Leave a message on the ABB platform for the person indicating that they have missed the check in time today. If you want, you can advise them that they can contact you tomorrow to make alternate arrangements with you for check in tomorrow. Next, contact CS and apprise them of the situation. They will offer you further suggestions.

If a guest hadn't confirmed check in with me. I call or text them off platform (as not everyone has notifications set for airbnb messaging).

 

If I get no reply from this, I call Airbnb and ask them to contact the guest, rather than be in a situation of not knowing when a guest might turn up.

 

It is part of my booking conditions that guests provide an approximate check in time, so I always following up with guests who don't provide this information on booking.

 

I agree with @Corliss2  message the guest through Airbnb to confirm you have been waiting for them since 3 p.m. but haven't heard from them and want to check that they are okay.  Call AIrbnb too.

 

There are some guests that just never show up, or they could have mixed up dates or there might be something that has prevented them from arriving.

Guests who don't turn up (but still pay up) are my absolute favourites. Personally, I get Airbnb to do the graft when it comes to chasing guests and they're generally quite good about this.
