Guest request to shorten stay

A guest who is supposed Tom check out in 5 days has just informed me this evening that they need to check out tomorrow (4 days earlier than booking) due to a family situation they need to attend to.

Given the short notice, I will most likely be unable to get new bookings for those 4 nights even if I open the dates now. 

Is it up to me to refund the guest? (They say they can't modify the booking on their side).

What is a reasonable resolution?

As your cancellation policy is moderate, there refund would be according this rule (quoted form the policy):

"if the guest arrives and decides to leave early, 50% of the accommodation fees for the nights not spent 24 hours after the cancellation occurs are refunded."

So this is what you can do also when the stay is shortened. Please note Airbnb Guest service fee is calculated accordingly, so guest recieve more refund then when they cancel the reservation.
