I am a new host and had a fantastic experience with my first guests who stayed last week. My dilemma is that the guests who are due to arrive on 25th July want to check-in at 1am. I have suggested that they need to reserve the apartment for the 24th also, in which case I am willing to meet them at 1am with keys, info etc. The guest however is adamant that they have booked for the 25th and seem to believe that they have the right to gain access any time after midnight on the 24th!
I am willing to be flexible with check-in/check-out times but I think that what they are expecting is unreasonable. I am now feeling nervous about how these guests will treat my property, which up until recently was my much loved home. I would be very grateful for any advice.

Ask them if they ever had any luck with that kind of reasoning with a hotel 😉

Unfortunately I hadn't read those final few messages when I went ahead and relented, agreeing to be be at my apartment at 1am.
At 12:08 the porter called me to let me know that their car was parked in our garage, their luggage was unloaded, they had been up to the apartment, and were now waiting in reception! I was nearby and so they were in the apartment by 12:15... they had 2 children with them so I let them in and showed them around with no fuss. The two girls were lovely, although one of them ran straight through a fly screen within minutes of arrival!
We don't have a common language so I messaged them as always regarding the extra night and am still awaiting a response. I have started the reolution procedure with Airbnb, but as they are still in my apartment I am really worried about the condition they will leave it in.
They are due to leave on Monday so here's hoping that things will be ok.
I really hope you will resolve this with airbnb! let us know how it went!
