Handling 2 listings, same house

I have 2 listings advertised for my house. 1) listed as a 3 bedroom with higher price 2) listed as 2 bedroom with lower price and option to rent out 3rd bedroom. 

 

When guest book the 2 bedroom listing, I message them  after booking to reiterate this and give them an option to book the third bedroom. I’m coming across an issue where guest aren’t responding to my messages. I would like to create a door hanger to place on the vacant room that states they can rent this room for an additional cost. Please help me

with verbiage!!

@Tina675   Hey Tina, 

 

If you are just trying to up-sell to the people who book for the 2 bedroom and they are not responding, they probably just are not interested. 

 

Maybe try a lock on the third bedroom so you can lock it when they only rent for 2 (and you can also add a sign about paying to have access for a 3rd room). 

 

Another idea could be to just have the one listing for a 3 bedroom accommodation and meet in the middle for your pricing.
