Hosting 3 hours away

Hosting 3 hours away

My wife and I are looking for a revenue property that we could Airbnb most of the time and use 2 to 3 times a year. The catch is, where we want to buy is about a 3 hour drive away. My question is, for those of you who work full time and don't have a lot of time to run back and forth to the property, how much time is required to be onsite at the property?

We obviously would have cleaners setup to clean the place after guests checkout, plus the guests could enter the property via code on the lock, so I suppose there would be little requirement for us to be there. The only reason I see us needing to make a visit is if there was actually a problem with the property, say something was damaged or a leak was found.

Maybe someone who host long distance could enlighten me on the challenges they faced and if they could be mitigated or not.

Much appreciated.

Nathan

While I am not a remote host, @Nathan318 , you might need to check out what is a requirement in the city or area you are planning to be a remote host for.  In La Quinta (near Palm Springs, CA) my city requires that a local contact person be available to respond within 45 minutes of a complaint.

In addition to responding to a problem, you also need to have an inspection of the property after each guest to ensure that if there is guest damage that you can make a claim prior to the next guest check in.

Many remote hosts identify a co host to address local response.  Usually there is a revenue sharing arrangement with the co host based on activity.
