While I am not a remote host, @Nathan318 , you might need to check out what is a requirement in the city or area you are planning to be a remote host for. In La Quinta (near Palm Springs, CA) my city requires that a local contact person be available to respond within 45 minutes of a complaint.
In addition to responding to a problem, you also need to have an inspection of the property after each guest to ensure that if there is guest damage that you can make a claim prior to the next guest check in.
Many remote hosts identify a co host to address local response. Usually there is a revenue sharing arrangement with the co host based on activity.
