I need an advice from fellow Nigerian hosts. Am fairly new and this is my 2nd host and as of the time of my listing the power from the city was not bad so i was excited to offer standby generator but unfortunately I didnt understand the effect of my discount on long stays will affect me this bad. My listing was initially for $17 dollars using the smart pricing (Which I regret) only for me to get a booking for 33days for $8.5 per night and now I have tried to explain to the guest that the amount paid is going to be approximately the same amount I will be spending on buying fuel if he continues to demand for the generator even during the day but he has refused to understand with me.
Please how do i approach this? I intend to offer him a maximum 7hrs in case of power outage which costs $3 or adk for extra $3 for unlimited number of hrs or ask him to cancell bcos it doesn't make sense for me to host a guest and be at a loss.
I believe if he paid $11 per night I will be comfortable to provide the generator as many hrs he wants so please i need your advice as the guest has not stayed up to a week.
The city power schedule for now makes power available at night between these hrs
8pm - 10pm
12pm till morning
Your listing has a 13% weekly discount set, but it offers also a 10% discount when guests opt for "non-refundable".
(So total discount is then 23% !
Your listing has a 20% monthly discount set.
Contact Airbnb and explain you made a mistake. Maybe they can cancel the reservation penalty free or discuss with the guest it is not possible to stay at this low pricelevel (it is even below Airbnb's minimum price per night)

I really appreciate. The 10% discount on the cancellation policy has been removed and also I have reached an understanding with the guest so we are all good to go. It's all a learning process

Hello AirBnB host, I am Nigerian looking into doing rental arbitrage but a few things bother me like electricity supply in my country which is very inadequate. How do host in Nigeria go about this pls? Anybody to hep me pls, as i still have things that bother. Really appreciate a reply. Thank you. Pls this is my whatsapp number @ 08177131750 and call number @ 08158183145
Hi Ajibola,
Yes the electricity issue in Nigeria is quite annoying. Even water can be a problem in certain areas. We have a few accommodations where the electricity is backed up by solar panels so the guests will always have light. AC will only work when there is nepa or when the estate gen runs from 7pm-7am. We advertise this clearly in our listing so the guests know what to expect when they book.
Our other accommodations have 24hrs electricity/ac so the prices for those are also higher.
I think that before you start you can decide what works for you. Offering electricity throughout the night is a must in my opinion and at least a few hours during the day if you cannot provide 24hrs electricity. We chose to not offer 24/7 electricity in some of our places just so we can offer a lower price and most people go out during the day anyway.
Where are you looking to start up your rental arbitrage? Which area and what kind of accommodation?
