Hosting the entire space but a room or two rooms?

Hello,

I am new to this and have just set up my B&B website. I am stuck though! 

I am letting out 2 bedrooms, a bathroom, living and dining space - all seperated by locked doors from the rest of our house. 

I am doing Bed and breakfast based on the entire space being taken at £140 per night (ie 2 bedrooms with other space) or one bedroom can be taken at £80 while I will keep the other room free so they have exclusive space. I dont know how to work this. I have already had a booking of 4 people and they have only paid the £80 for the entire space..... they will pay the rest but we dont know how to do it! I cant get through to anyone to help me..... I want to make it so the guests have a choice of booking 1 room for 2 people  or two rooms for 4 people - in both cases the entire space will be booked.... they just pay more if they want to use 2 rooms! I am sure this should be easier than it sounds! 

Also want to know how to set up a sliding price - 10% discount for 2 nights or more.

@Amanda-Jane0 - There are several ways to address how you want to set up your space.  

  1. Use the "extra person fee" to increase the price per night starting at person #3.  So if 2 people rent, the price would be 80 and each additional person will be 30.  This won't cover 2 people using 2 bedrooms
  2. Create 2 listings - one for 2 people and one bedroom and another for 4 people and 2 bedrooms. In this way, if 2 friends want to rent both rooms, they would ideally pay the 2 room price.  Other hosts have found they need to put a lock on the 2nd door to keep guests from using both rooms when they've only paid for 1 room.  You can post on the listing for 2 people 1 bedroom that there is a surcharge of 60 to use both bedrooms. You then collect that using the Resolution Center. 
  3. You might want to also consider posting on your listing that there is a surcharge for couch sleeping too so you are covered if you have 4 people wanting all to sleep separately.

There isn't a facility to set an extra room charge as such, all you can do is set an extra people charge.

You could set an extra people charge of £30/night after the second guest so two people in the second room would be £140 in all.

It does, of course, mean that if there are only 3 then the total would be just £110 for two rooms.

 

You can set an extra people charge as follows:

Go to your calendar and click on "Pricing settings"

Scroll down to the "Extra charges" section and click on its "Edit" button.

Then scroll down again and fill in the "Extra guests" section with £30 and 2.

Now click on "Save".

 

For the current guests you can request the £60 as follows.

Click on "Host" and then on "Your reservations" and find their reservation.

Click on "Send or request money" for that reservation.

Then click on "Request money" and follow the process from there. The guests will have to accept the request for it to take effect. You could message them in advance to say what you're going to do and that they must accept it if they agree. Otherwise 4 guests can stay for the £80 price.

 

The only discount options on the site are for weekly and monthly discounts. Some hosts increase the cleaning fee so that the per night cost is less for two or more nights than it is for one night.
