i found the reference which says its by invitation only, but by whose invitation ? how can I qualify or be invited ? I am renting entire vacation house, and its a large one, so 1 week notice isn't sufficient... thanks for guidance...
Super Strict 60 Days: 50% refund up until 60 days prior to arrival, except fees
From what I've garnered in the forum threads to this same question by other hosts, esp. those renting long term, this special strict cancellation only applies to reservation periods longer than one month.
I'm in the same situation, renting a large vacation home and absolutely cannot do it with just 1-week cancellation, everyone would cancel and I wouldn't be able to rebook (recoup the loss) in such a short time. Elsewhere in the help center I read there's a$10,000/night threshold for this "special" cancellation. That's extreme.
I'd be delighted to hear of anyone else's solutions... I've yet to find any way to contact a live person at Airbnb about this.
Hi Kathleen,
Air bnb were most helpful in my circumstance. I think each property is judged on its own merits! I am unsure HOW - i assume via this forum, but a rep from Air bnb contacted me and solved my issue 100%.
Keep on trying, this booking platform is amazing!
@Louise123 hi,
So to educate all of us who answer such questions get a better idea of how things work, may I ask - does "and solved my issue 100%" mean you got the very strict cancellation? If so, that's great! Would you care to elaborate if it seems that this special cancellation mode is more for longer-term bookings?
Thanks so much Louise!
Andrea
Hi Andrea,
Yes, i did get the very strict policy on my requested listing.
I think (but please remember i am no expert!!), it was based on the fact that the entire property is only open for very specific weeks throughout the year, it has a high daily rate, and yes you are correct, subject to longer term bookings.
Hope this helps a bit
Regards
Louise
@Louise123 hi and thanks for explaining. That makes perfect sense, and I'm glad Airbnb takes such factors into consideration. Of course I'm sure that your beautiful listing and special spot also made it easier for them to decide 🙂
This does help me give a balanced answer next time somebody asks the same question.
Happy hosting!
Great news Louise, thank you for sharing your news. I was just considering taking my listing down due to the risk of cancellation -- because I'd never recoup the loss of a cancellation a week from check-in.
I'm in the same position as you... whole house rental with a high daily rate, limited weeks of in-season availability and subject to longer term bookings. I hope I get that call!
hi Louise,
We are in the same situation as your are and would like to get the super strict 60 days cancellation policy. We are new here, could you please inform us how to apply this policy? thank you for you help.

Hi Louise sorry to drag up a year old post. Could you be so kind to tell me what point of contact you used at AirBnB to ask for it?
Thanks
Pete
You charge Euros 325 per night, and on that basis, you're part of the 20% of Hosts that find Airbnb's service "AMAZING"
I always check the nightly price of Hosts that get AMAZING service from Airbnb, its ninety-nine times out of one hundred Hosts that charge well in excess of Euros 100 per night.
The other 80% of Hosts don't have such an AMAZING experience as these blogs will testify.
AirBnB will invite you if your list matches their criteria, never been something you could ask for.
I would imagine many Hosts would like to move to super strict.
For those that did eventaully secure this what was your point of contact at AirBnB?
Thanks
Pete
