Hi Amy, I used to be able to post new messages, now I do not have it anymore, it disappeared. So will have to wait until I learn how to use the forum site. Thank you.

@Amy0

I have to play with the site of airbnb to learn how to use it, it is very complex. It must be easy to start  instant booking, but right now am cleaning the house for the new guest to arrive.  Comes march, all the summer guests are gone and I will have more time to play with the site an switch to instant booking.  You are very proficient at it, I seem to be the worst member in having skills with the site.

regards,anna

@Amy0

do you know that the guest left just now and airbnb is so organized that they immediately sent me a request review on the guest? This is fantastic! it is amazing how they scheduled the site to program arrivals and departures based on our dates, they are on the mark these people. Next life I want to be a computer nerd, a hacker, and a genious in computer software.  abrazos. anna

Hi @Anna446

You will find the majority of answers to your question

1. In the host section on BNB's website

2. In their help section

3. Using the search function on these community forums

For example

https://www.airbnb.co.uk/help/article/484/what-are-instant-book-settings

Personally I wouldn't recommend new hosts use it as you lose control over who books your property and aren't able to message them in advance of booking to see if there is a good fit.

@Kristie0

thank you very much! Apparently the shower is working again, and all the guests took showers daily, no problem.

I have a question, I allowed Stella, my guest who is due tomorrow to arrive today, so I would like you to charge them for one more night. Also they are bringing an extra person, tomorrow, and I wanted to charge them for another one night only, totalling 500 reais. Or should I charge them today and Airbnb charges me a fee on the 500 reais.  Am being upfront about this. The guess notified me today that they want to come today. What is best course to follow within the rules here? thank you!

Hi @Anna446,

I'm glad the shower is working again!

If your guests are coming for an extra night and they are changing the number of guests from the original booking you will need to change the reservation to reflect this. This Help Guide explains how to do so.

Happy Hosting!

Hi @Anna446,

If you're looking to switch to Instant booking I suggest you have a look at this Help Guide and also look at related threads around the Community Center where you might find more information.

In order to start a new conversation, on the home page of the Community Center, click on 'start a conversation', as below:

This will take you to all of the discussions rooms. Decide where you want to post your topic and click on the appropriate board (e.g. Community Help to post a question). When in the board, click on 'start a conversation' on the right hand side and you can start a new topic!

@Anna446  I really don't understand the comment about "..had such a lovely experience with my first guest that airbnb sent me that I want to have instant booking". The guests who book your place and whether you have Instant Booking are not related.

I disagree with Instant Book on Airbnb, especially for new hosts, but you can turn it on by going to a laptop or PC (don't use the app), log in to Airbnb, go to Host then Manage Listings and click on Calendar and More for your listing. In the page that appears, in the menu on the left click on Booking and you will see a button to turn on instant book and a radio button to select who can instant book.

@Victoria0

What I meant is that my first guest was good and it gave me the impression that Airbnb screens these people well before they are sent to us. So the instant booking would be more practical, because they book it and is done. However, I will wait to see how it goes until the end of this summer and by March I will have a more clear idea of what to do. Thanks for the instructions. cheers!

@Anna446  I think you misunderstand the system: Airbnb doesn't SEND anyone to you, the guests book your place themselves. All Airbnb is is a booking platform. Yes they go through verification but just the same as anyone else and the Instant Book status of a guest has no relevance to that.

@Victoria0

Here in BR the people who apparently joins Airbnb are the elite. I have my second group arrived yesterday, and are all young well-to-do professionals , very urban, and very very nice. Very clean, very quiet and so far they seem to take care of every thing. There is a certain segment of the brazilian population that joins Airbnb , it seems to be an elite that behaves in a very good manner. I checked with my next door neighbor and she has been with the company over 2 years now and every year I see her lovely guests, they are all musical, quiet and orderly.

So doing instant booking is something I probably will give it a try, one can always cancel the instant booking if does not work well after you have a few guests. Surely that if you do instant booking you can't cancel the guests, but after that you can go back to regular booking. Yes, I understand that Airbnb does not pick your guests, but the company here in BR has a superb reputation, and is joined by a certain segment of the population. cheers!
