@Herma0, it might be because of your 3 day minimum... also you have a "strict" policy. Maybe if you could switch to either "moderate" cancellation or to 2 day minimum, that would help. Your bookings don't look too bad though, aren't you in a seasonal area with more visitors in the winter?  It looks lovely though and your reviews are great!! you must be doing something right! 🙂

@Herma0lovely space!  I think the market is telling you that weekends are more popular than weeknights, so try varying your pricing to capture that supply/demand dynamic. Right now as $120 per night you are aiming for $840 per week. Perhaps change your weekend price to $170 Friday and Saturday and $99 week nights--to entice mid-week travelers and full-week vacationers.

I would also consider getting a professional real estate photographer for photos. Its an expense, but a pro's ability to correct the lighting to show indoors and outdoors at once is really worth it.
