Airbnb is calculating my monthly, weekly, and nightly prices incorrectly. I have $65 set as my nightly price, but they are giving some guests a higher nightly price and others a lower price. They are also not calculating the longer stay discounts at all, if they are they are incorrect. I'm getting really frustrated as when guests contact me with inquiries, I often cannot figure out how their total was calculated. So far, this is mostly in my favor, however, it may be causing me to loose out on bookings and isn't fair to the guests. Any one else having this trouble?
I'm a new lister but despite me putting in my pricing correctly three times now it keeps defaulting to a far lower price. HELLLLP! I don't want to mislead guests
I also am expereincing guests getting different pricing from what is set for our rooms on the site.
eg. our room rate is 209.00 for weekdays and 239.00 weekend, minimum 2 night stay for Fri and Sat.
and guests just booked for 197.00 for each of the 2 nights even thought one night was week night and one night is weekend, and they got by the 2 night minimum as they check out on Saturday. This is not in our favor....
Also, Im trying to add our room tax to the total price so its calculated and known to the guest. Can Airbnb collect our GST 5% Room tax for us.? How do I charge the 5% at check-in....as there is no charge from us as a host for the room so what am I taxing in my register.? I cannot enter the room rate as they are not paying me so what am adding tax to to actually get it from the guest and not be "out" in my register

Really concerned about the Airbnb glitches with pricing.
I just received a booking inquiry for 15 days, and the price that accompanied the request was significantly cheaper than my listing price. I have smart-pricing turned OFF and weekly discounts turned off. My pricing is $40 per night/$45 on weekend + $10 for an extra guest, and this person (through no fault of his own) managed to book an inquiry at $24 per night + $10 when it should've been around $52.
As a result, a booking that was supposed to be $771 was quoted to this potential guest as $510! I waited to investigate before replying. First, I logged out of my account and started plugging dates into my calendar to see what prices would come up for the remainder of this month. When I hovered over the date, the correct price of $40/45 per night came up - but when I made different selections, the price fluctuated dramatically. I tried Dec. 22 - 30th and it came up as $8 per night x 8 nights! Then the 17 - 30th was $13 per night. AirbnbHelp on Twitter told me to refresh everything and suddenly that worked... but I had tried it multiple times, on 3 different browsers AND my phone before reaching out to them, and the problem was still occuring up to that point.
Totally disconcerting to hear this has happened to others. Who knows how many hosts/guests haven't even noticed such problems occuring?
Anyone managed to fix this problem of wrong pricing?
I set my house's price for about 120 euros per night with a 55% discount per month.
I got a couple of inquires for a month or two and realized I would earn 57 euros for the month?????????
Something is wrong and I cannot figure it out. And I am loosing potential guests on this one.
I may have fixed my pricing problem by removing any specialty pricing I had set for certain days. Ie: I had set Christmas Day & New Years Day to be higher in price and when I removed those two specific prices everything went back to normal. There's no reason why that should've made my daily rate as low as $8... I still don't get it.
If that's not a possibility for you, I would reach out to help support to figure out what the problem is. That bug was extremely upsetting and made me decline a booking, which I hate to do.

Actually, it sounds like your pricing is because of the 55% discount you're offering for the month. That's an extremely big discount. Try changing it to 20% or something you are more comfortable with.

Yeah, it’s a nightmare. I can’t put instant book on because sometimes it is half the price I charge and the other time it’s double the price. The say there is a bug in the system but I have had this problem for a year. I live of this money so I just change the pricing everyday. A bad company.

I have been tearing my hair out over the pricing system. Last year all was fine until about November but the worst came January or February where it was too low and then about April the prices have gone the other way and pricing me way above others or at high prices I have never charged in the year and a half I have been hosting with Airbnb. They have been particularly unhelpful at Airbnb
How do you contact Air BNB? Ive got someone booked, and the price is wrong, much lower.

I contacted airbnb on their Sydney Phone number when the system made an error and instant booked a guest for more than $100 less per day than my fee. Customer Service asked me if I wanted to cancel. However, I didn't think that fair to the guest as the mistake was Airbnb's not theirs. My main concern is that it will happen again.
I had this sort of thing happen whenever I tried to use the 'discount' features, or weekend price feature, or 'last minute discount' feature. Invariably, I'd get a booking and the nightly price would be completely screwed up - Usually WAY too low. So I no longer offer discounts on anything. It is unfortunate that these supposedly new and groovy features Airbnb keeps rolling out and pressuring us hosts to use are so buggy. Another example of this: I tried to use 'Dynamic' pricing on one of my linked listings. Then, when I saw the prices were off during a holiday period (too low for my area) I over-rode 'Dynamic pricing' and manually entered my preferred price. What I didn't know was that this unblocked the listing for those dates (which had been blocked due to a 'linked listing' I have). This happened several times. Luckily, I caught it each time, and avoided the dreaded 'double booking'. But this really needs to be corrected. Over-riding 'Dynamic' (or 'Smart') pricing should not also cause the date to revert back to available. So, I no longer use 'Dynamic' pricing. That's how I solve most all of these 'buggy' features: I simply stop using them.
