I am realizing that instant booking is not for me. I am away a lot and I have very stringent requirements re: scented products. I am finding that I am getting too many short term bookings and they are getting a great deal at $60 a night for an apartment rather than paying for a hotel plus I am not sure that they are environmentally conscious folks who understand scent allergies. I prefer 1-3 month rentals. If I get someone for 5 days I may not get the rest of the month booked and therefore lose rental income. I just went through cancelling and it sounds like my place will not show up in any searches. Is this true? I had problems with my place not showing up before. I am considering dropping airbnb. Plus they are not airbnb sanctioned. What then is the point of using airbnb?

@Art-and-Nichola0 did you cancel a lot of reservations? If you did and you keep declining booking requests that means you will not be able to become Superhost and it will affect your ranking for sure. It is better to set up a minimum stay for a month if those are the type of reservation you prefer. You should also edit your description, you mention several times that your home is a cheaper alternative for a hotel for short stays, the very same thing that you don't need.

Go to Your listings on airbnb.com and select a listing.
Click Manage listing.
Click Availability at the top of the page.
Next to Trip length, click Edit.
Enter minimum and maximum night requirements.
You sound a little elitist! We have been using airbnb for many years and have been hosting on and off successfully for many years. It used to be a cheaper alterntive to using a hotel, granted less so now. The problem is more the continued changes to how airbnb is sets up the platform to host.
@Art-and-Nichola0 I am sorry you think that way 🙂 I am just trying to help same as @Alice-and-Jeff0 with the suggestions for the changes in your description. All this is for you to get the guests you want without having to cancel and decline countless reservations and being able to maintain your Superhost status.
@Art-and-Nichola0 If you only want to take long-term rentals on Airbnb, you can set a minimum stay amount to 30-days with a maximum of 120 or whatever number suits you.
As for scented products - your #1 house rule should be a short list of what is not allowed that most guests will not even think about as being scented, So house rule should say the big triggers for you (example): no perfume, no scented shampoo/conditioner, no cooking curries, no scented hair spray, no scented body wash/scrub/soap/lotion, no outside cleaning products, no candles/air spray, no dryer sheets, all products in the home must be scent-free and leave no lingering odors, or whatever you need it to say to be very, very clear. Then plan to send a list of additional products that are typically scented that would be forbidden after booking confirmation (including foods, herbs and spices that will trigger a migraine). The way this is worded today, it sounds optional and does not provide any real details to the guest what is allowed or not. "Scent-free" for someone who is not sensitive to scents is not descriptive enough so it is going to be interpreted in many different ways and most won't even think about the products they use as being scented. You have a specific expectation, so you must lay it out as very specifically.
