Hi

I'm a new host, we are renting the ground floor of our house. I'm concerned about the level of cover on Host Guarantee - it seems to cover public liability and damage but not theft. Also airbnb strongly encourage people to take out their own insurance as well - so what's the point of the host guarantee. Also I'm unsure about the impact hosting will have on my house insurance so am going to give the insurance company a call this week to discuss. What do most people do to minimise  their exposure to risk?

Host Guarantee and the Security Seposit are very difficult to claim against. A few U.K. Companies offer Host insurance - Admiral being one.

Many thanks for your feedback. It looks like the Host Protection Insurance covers injury to guests or their property which is good. The question is more about protection for your own property. I'm going to speak to an insurance broker tomorrow about this.

I have not seen any feedback about the Public Liability Insurance, but you will find a lot of unhappy people who have had cause to claim on the Host Guarantee.

 

My assumption is that most people ignore the issue.

 

Admiral have a policy that will cater for incidental short term rentaing, forget how much, you can not get it on line, you have to call them.

 

Otherwise you are looking at more specialised insurers who cover B&B's etc.

thanks very much much for this. I think the public liability issue is covered in the Host protection insurance - personal injury to them and their goods seem covered. I'm going to talk to an insurance broker tomorrow about my home insurance, I don't want to put my home at risk for airbnb. Early signs are that you have to get permission from your insurer to operate as an airbnb Host or buy buildings and contents insurance from someone who will allow it, market for this is quite limited it seems.

If your home insurance company allow it, they will charge a premium for having short let guests in your property.

 

Admiral have a special insurance for short term lets.

 

I think Aviva does too, but not sure on this one.

This has been my discovery as well. A limited amount of home owners insurers will not cover short term rentals.

Hi everyone, I have been a host for twelve months and still learning.  At the moment I am worried about public liability.  I have tried three insurance companies but none of them will insure me as it is not their policy.  I rent out my second room in a first floor apartment in Cumbria, is there anyone similar to myself and if so do you have any public liability insurance or do you depend on the AirBnB insurance?

 

I think I am very similar to Karen and Chris as below my message.  I think our contents insurance may not be valid if the claim is for something that was caused by a guest.  I am insured by UK Insurance who know my circumstances and they are quite happy to insure contents while I have guests. 

 

Lastly can some one please direct me to the host guarantee information as I am unable to find it.

I have spoken with numerous AirBNB owners regarding their insurance situatiuon and their frustration in finding insurance to cover their risk/investment.  I own an insurance agency and we have products available for owners who 1) live in their home and rent a portion of their home or 2) rent their entire home on a short term basis.  We can cover any type of risk.  Please contact me if you are interested in discussing this.

I am new to hosting and misunderstood the AirBnB coverage too!  Has anyone used https://slice.is/ ?  They say it is as-need insurance for short term renting. Thoughts?
