Issuing refund when guest cancels reservation before check-in.

I know the AirBnB policy is that guests lose the service fee to AirBnB if they decide to cancel a reservation, BUT my guest and I came to a mutual decision for him to cancel the reservation because the conditions of my reservation had changed (i.e., it was originally a private/whole apartment, but my roommate cut her vacation short). I WANT to refund the guest service fee to them because I don't think it is fair for them to have to pay on account of changes to my listing. But I am not sure how. I tried to follow the AirBnB instructions, but I couldn't find the "Issue refund" link/button under my reservations. Can anyone guide me on this?
