Listing my unit

I have a duplex I am trying to list and need to know what to list it as. House or Apartment? The space is a studio attached to a house. Any thoughts?

It's called a guest suite or secondary suite. I forget which one is listed. It's a step better than an apartment, and it sounds cooler.
