A home floor plan is an excellent visual way to inform your guests of your layout.  Go ahead and spend some time having fun with these resources:

1. FloorPlanner.com - FREE to use. This is the one I used for my floor plan.
2. CubiCasa - send them your sketch, you get a floor plan. 
3. Floor Plan Marketing - They'll do the work for you
4. Roomsketcher - they have a free version, 3D will cost you
5. Sketchup - free and paid versions.

And yes, there is an app for that:

There's this new tool I found online called Coohom ( http://www.coohom.com )

It's free to use and can make awesome floor plan, and turn it into 3D with one-click.

You need to send them a sketch and they will create a professional floor plan. It's all black and white witch accent on the property features. Colors and materials are left for the real photos which is great.
