Multiple Rooms with own amenities

Hi All

 

I'm a new host and I have 2 main questions at the moment.

 

1/ I have 10 self-catering units available, each with its own entrance, parking, bathroom / kitchenette, some have 2 single beds, others have double / queen beds. How do I go about listing all 10 rooms? Must I list each room individually or is there a way to list the accomodation as a whole comprising 10 completely separate rooms as being available?

 

2/ I charge per room not per person, each room can accomodate 2 people. How do I distinguish this on my offerings? At present the cost is changing according to people booked.

Unfortunately, you would have to list each room individually.  

As for the pricing - you can do as you wish, per person or per room.  As each room only can sleep two, the pricing should be easy.

I have now listed all 10 Rooms separately.

 

The issue with the price seems to be linked to the Smart Pricing setting which was giving clients some weird prices that were not linked to what we had set.

I recommend against Smart Pricing.  There doesn't seem to be anything "smart" about Smart Pricing.  It makes no sense and I can find no pattern or rhyme or reason to it.  You know what is best for your pricing - depending upon competition in the area, etc.  Airbnb doesn't know these details only you know about your community.  Good Luck.

There is also this new price comparing tool and it is comparing my two bedroom duplex with a studio.  How smart is that ?
