My first inquiry!

Hi, from Tiverton, Nova Scotia. This is all new to me, so, any assistance would be appreciated! I just listed my home on Airbnb a couple of weeks ago and was happy to receive my first inquiry. I am concerned that the price listed, based on current, off season demand is too low. How do I explain to this lovely couple from France that the price will be going up as Spring approaches?

@William324  If you have inquiries about spring and your calendar shows availability, then the price reflected on the calendar will be in effect for reservations.  If you are not showing availability due to a short booking window and inquiries are about your base fee, then you just state that the base fee is your current fee and that seasonal changes are reflected in nightly rate changes.  Be careful that if you plan to increase your rate, you do so several months in advance. 

 

When I first started, my rate was low due to off season and also I wanted to get the first booking.  I had a booking window of a year.  I had some guests get the deal of the year by booking in advance of my increasing my rate due to demand.  Costly mistake.  If that happens for you, do not cancel.  You will not get the dates unlocked and you will be penalized with a fine.  Much of what I understand about the business and this platform I learned the hard expensive way.  That is until I became an active member of this forum and learned from other hosts.

Try to set up seasonal rates:
Listings -> choose your listing -> Availabilty -> Trip length -> edit -> Add another requierment
