NO Saturday check-ins

I don't seem to be able to find a way to RESTRICT Saturday check-ins.  It splits my weekend and creates issues with my cleaner.

 

I accept ANY other day to check in/out - how can I provide for this on ABB?

You can manually block all Saturdays so guests can't check in on Saturdays but there's no way to stop guests checking out on a given day.

You'd have to block each Saturday by going to your calendar, clicking on each Saturday in turn and selecting "Blocked" and then "Save changes". Labourious, I know.

 

That would stop guests checking in on Saturdays and would still allow guests to stay through Saturday as in check in on Thursday for 4 nights to leave on Sunday. There's no way to stop guests checking out on Saturdays. You can limit that possibility a bit by requiring a two night minimum stay for weekends but that wouldn't stop a guest checking in on Sunday, Monday, Tuesday, Wednesday or Thursday and leaving on Saturday.

Great to hear that you're having a very good first guest experience. I'm sure your were a bit nervous leading up to it.

 

There's a new "Check-in not allowed" feature in the "Check-in and Checkout" section under "Availability settings" on the calendar.

You can now use that to specify days when guests can't check in. This does allow guests to stay through that day but they can also check out on that day.

 

In reading back over the previous post I made I see a mistake. If you block a day, say Saturday, then, contrary to what I claimed, guests will not be able to book for, say, Thursday through to Sunday. For example, if Saturday is the 7th and you block it, a guest searching for accommodation from Thursday the 5th to Sunday the 8th will not be shown your listing when they search.

Wow, @Steve thanks SO much for the extra info. I actually had blocked all my Saturdays for the month so you just saved me, lol.

 

i was nervous but so far it's been a great experience. 

Also, if you have any other tips for a newbie, I'm all eyes and ears!

I got a lot of help from one thing you're doing, reading posts here.

One other invaluable source of help was the community help guides. Great advice on lots of issues.

It has an updated section on how to contact Airbnb support, one of the most frequently asked questions here.

Another good thing to do is to use the "Help" feature. I got a lot of information from just typing "deposit", cancellation", "payment" etc. there and following the links to other articles.

There's also a post on here called something like "40 things I'd tell myself if satrting again". I can't find it at the moment 😞

 

Some things ...

Always keep your calendar up to date. As soon as you know that you can't host on particular dates, block them immediately.

Keep all communications with the guest on the Airbnb message system. Airbnb will then have a record of things should there be some problem. If you talk by phone, text, whatsapp etc. send a summary of the chat in a message afterwards.

Don't accept payment outside the Airbnb system if you want Airbnb to support you in case of problems.

 

Stick to your prices and, as Farah on here says, to your rules. If you feel your price is right for you don't bargain. If you have odd free days that you'd like to fill I think it's better to manually change the price on the calendar than to allow someone to bargain you down.

 

It can be tempting to try to be helpful to a demanding guest, one with lots of questions in advance or who asks you to pick them up when that's not something you offer etc. Going down that road with guests is very often thankless and strewn with just 3 and 4 star reviews.

 

Another frequently asked question is to do with host cancellations. Never unilaterally cancel a reservation.

 

If you feel you must cancel for a reason that's covered by the extenuating circumstances policy then contact Airbnb first and ask them to cancel it for you. Cancelling unilaterally will result in Aribnb penalising you.

I'm a host. What penalties apply if I need to cancel a reservation?

I don’t see any “check-in not allowed” feature.  Would you please elaborate? 

I found the feature available in the computer.   The Airbnb app does not support the feature

I just tried to do this an would not let me choose in my case no arrivals next Tuesday, dows allow you to choose an arrival day of the week but not exclude a certain day for new arrivals.

Maybe they're still in the process of rolling this out.

When I go to "Availability settings" there's a "Check-in not allowed" setting in the "Check-in and checkout" section. Selecting "Saturday" in that setting means that when I search for my listing and check the calendar, Saturdays are greyed out. Hovering the mouse on a Saturday shows up a box saying "No checkin".

I can still choose a stay with checkout on a Saturday and a stay from , say, Friday to Sunday.
