Pricing
it’s best to look at two things
a. Smart pricing
Airbnb usually suggests a price which is very much below what you should charge so please ignore this as a rule of thumb but it’s good to consult it for once you have a better idea regarding pricing.
b. Most sensible approach is to do a local search of similar places around your area and featuring the same space/amenities and adjust your prices accordingly. As you are starting I would recommend pricing it on the lower/mid range.
for example (numbers taken from air)
price range is 28-37 USD
choose 30/33 USD
this would allow for you to attract the initial customers and build a reputation around your hosting manner, etc. Once you notice that this works then you can choose to adjust prices to a more higher level of this price range.

ps. Your initial listing says private room in a town house but your description says guest would have the whole place to themselves. You might want to update this and maybe add some more information- explaining what you loved about living there. Is it the area? Has the house been designed for function or for comfort- or both? Just something that will help drive more customers your way!
