Neighbors complaining.

So obviously our neighbors are not happy about us hosting Airbnb. They keep false reporting and complaining.  Compliance dept is 24/7 . They would call even tho we do not have any guests. We are responsible Airbnb superhosts. Everytime the compliance dept calls us about the complain we have 45min to respond or itll be a violation. its 3strike rule here in la quinta, ca. 3 violations and our license gets revoked. It's hard and time consuming to make those calls because I also work 40hrs/wk. What can I do? I feel harrassed and bullied and unable to do anything. Now the city wants to cite us $500 violation/strike1 for not responding to a complain even tho we didnt have any guests.

I've heard for a lawsuit here in Croatia where one neighbor harassed another neighbor (host) who had short and long term rental in the same building.

The host then suied the neighbor for harassing her and her guests/tenants and not allowing her to rent her property short or long term. The neighbor lost the case and was penalized.

Contact your lawyer and ask what could be done.

I would speak to your attorney. If they are false reporting, then that is against the law...and they are to blame. Easier said than done. Also, on your listing, I would make sure they know it’s quiet when the sun

goes down.  On my listing, I say something to the effect of, the nights are for stargazing and relaxing. If the guests cannot obey that rule, then the fine comes out of their deposit.

@Tiffany300 how are you keeping their deposit? When our guests have broken our noise rules, I have to "request money" from them, despite their being a deposit. The gust does not always comply with their fine, at which point I involve the Resolution Center. Airbnb has never sided with me and collected their money, because breaking a noise rule does not "cost" any money in terms of damages and invoices...
