New Here! Looking for Feedback

Hello,

 

I'm new to Airbnb and just listed my home for the first time. I would really appreciate as much feedback/suggestions or tips on what I should change/add to my listing to make it more attractive and get my first booking.

As everything is new, maybe set a security deposit ? Also have check-in/out times more strict. People will take advantage of "flexibel". If you set check-out to midnight, you can not book new guests on the same day.  Houserules are very general, protect yourself by mentioning things you do not want. BTW at this moment the house can not be booked due to an error in the booking form saying: "something went wrong,try your dates agian".

@Emiel1 Thank you so much for the feedback 🙂 I've made the changes you suggested. Thank you for letting me know about the error message. I tested the booking feature and it seems to work now.

@Vinitha0 your place looks gorgeous and your photos are really good.

 

Typo: "prefect"

 

"No cleaning fee but please be considerate:)" ... that's optimistic. "Considerate" means different things to different people. If you have specific expectations state them explicitly in your house rules and remind guests of them before check-out.

 

"Please send us a text or call for a quick response." is asking for trouble. Keep communication in the Airbnb platform for documentation in case of disputes. And respond quickly to that. (Put the app on your phone if it isn't already.)

 

"No shoes inside the house." ... impossible to enforce, but if you want to try you should have signs at the doors, a comfortable seat to remove shoes, and a convenient place to put them. Some hosts with this rule also provide disposable slippers.

 

"We request noise levels to be kept at a minimum after 10 pm." ... would change to: "Quiet hours 10pm to Xam."

 

Flexible cancellation on a place this big is also asking for trouble, I think. I would do at least Moderate.

 

 

And regarding your actual question 🙂  ... maybe fill in the host profile, and add a discount for the first to book. If you haven't already, look at what your competition is charging, and price slightly lower. Not a lot lower, as that will attract guests you don't want.

@Lisa723 Thank you so much for the feedback 🙂 We do have a sign at the front to remind guests to remove their shoes and a comfortable bench for them to sit 🙂
