New and I have 2 questions

Hi I am new and we have our 4th guest in our home I have 2 questions. 1) Each guest so far has asked me for late checkout. Check out is at 11 but they want 1pm or even 4pm do yall charge for late check out if so how do you collect and what do you say. 2) Airbnb takes out state taxes no local. So i need to charge my guest 4% for taxes how can I do that. Please help

you can collect additional payment through the resolution center (send or receive money)

You can agree to late check out only if you don't have back to back bookings.

 

We allow max 1 h later check out and we don't charge for it. We can store their luggage for a few hours until we are done with cleaning but only if they don't have a lot of luggage.

@Abbey10  You can just say no.  Feel free to make up a little white lie so it goes down smoother, that you have guests/friends/family arriving shortly so [sadly], you can't offer a late check out because cleaning must begin as soon as possible.  This is what we say when we either can't offer it, for that actual reason, or if we just don't want to for whatever other reasons.  We don't charge for late check out, though some hosts do.  If you are going to charge you will need to put it somewhere in the listing.  

 

I'm not sure on the taxes, you could call airbnb and ask them, I guess you could either add the percent on the front end via a special offer or on the back end via the resolution center, but however you do it, I would make sure to do it at the beginning of the stay and let guests know at booking to expect to pay the tax however you decide to apply it.

I often turn down requests for late check outs as I've either got plans, or won't have time to get the room ready for the next guest. I've never had an issue from guests when I say no,  and I do provide them with information on luggage storage around the city (I don't store bags as it becomes too much of a hassle with logistics). On the odd occasion, if a guest has a late evening flight & I don't have another guest coming then I will let them extend their check out time, but I don't charge for it.
