I am a new host in Airbnb. Since I put my extra room online, No guess at all.
Here is my link:

Please give me feedback.
Another question: How I should do? I want to guest ask me first, then I approve the guest request for booking the room. If the guest request is not fit for my house rule, I can politely refused his/her request before he/she put reservation without my permit. How Should I do in App or Airbnb website?
Hi, your room doesn't look bad, although you might add some more color (a patterned rug, or a colorful accent blanket/pillow, or an art item like a vase or coffee table book, or even some good fake plants). Also taking extra time to make sure the sheets and pillows are really straight and unwrinkled lets you take great looking pictures.
Saying more about yourself in your profile might be good too - what do you enjoy doing, or what do you do for work? Guests like to know who their host is. 🙂
Also, your check out time says midnight - that could confuse guests, and my guess is you want 12pm (noon). If you want to approve every request before booking, you want to turn off Instant Book by going to the Booking tab on the left and checking a box that says something like "I want to approve every guest before booking." Best of luck!
Hi @Isabella61
I agree with @Sarah-and-Alex0 about colour. If you can afford to, Id be inclined to buy a white bed cover, as it always looks fresh and you can coorindate it with a couple of cheap (but bright and coordinated) pillows.
When I started i followed the advice of many posts on the community board, saying price yourself cheaper than the options surrounding you, just until you get 10 or so good reviews. People often dont want to be the first to try a place. I dont know how yours compares price wise, its its easy enough to search similar listings in your area.
I hope that helps a little.
Hi @Isabella61
I agree with the others. My tips would be
1. Complete your profile - this will take you minutes to fix. Talk about your interests and what you are like as a host.
2. Go into the bedroom with a fresh eye - take off the posters on the wall. Tidy up the room - ie extension lead trailing across the room, red cups on bedside table
3. Think about the guests you want to attract and dress your room accordingly. I would remove your current furniture which isn't co-ordinated and go to IKEA or similar and get a cheap and cheerful wardrobe, chest of drawers and bedside table, and treat yourself to a new set of linen. White, cream or grey. with co-ordinated towels rolled neatly on the bed at the bottom. As others have said. Make it feel homely - add plants, colourful cushions/throws and framed photos of your local attractions. Get some lovely flowers for your livign area and set out a table for eating. You can then take some more photos to upload to reflect your new look.
4. Finally review your listing. Describe why you are hosting and what sort of guests your place is suitable for and why it's suitable for them. Look at what others in your area are charging for similar properties. Where do you sit? Are you at the top, middle or bottom.
BNB should be boosting your listing as a new host, so now is the time to get everything in order to maximise the opportunity.
Finally enjoy.
Helen
I think you should be able to make the changes suggested above in a half a day - including your shopping.
Best of luck.
Thanks so much for everyone reviews and advises.
