No more than 16?

Why does Airbnb limit the number of guests I can charge for on their platform to 16? This is ridiculous. 

 

Second, to charge for more than 16 why do I have to send them a “special offer” when it isint special in any way- it’s just what it costs to stay at either of my properties. 

 

Third- if a group instant books for 16 but has 25 guests and I need to them send them an immediate extra payment request for said extra guests how do I do that? They told me I have to contact Airbnb and have them look it over and approve it and then send it to the guest? 

 

Fourth- what if I need to add a pet fee, or an event fee or an extra cleaning fee, or a half chord or firewood fee? 

 

Thanks in advance for any input. I’m new to Airbnb but have listed with another site for the past four years. I was very excited to add to Airbnb but the process has been less than favorable for two properties who sleep 20, and 31 guests.

I don't recall seeing this until this summer. Is there a reason AirBnB only lists up to 16 & for larger homes just states 16+? Don't understand how that's a good thing when guests are looking for, say a home that sleeps higher numbers. This is a problem in two situations...

 

If a guest sees a house (max occupancy: 16) that only sleeps 16, but it shows 16+ - how do they know they cannot have more than 16 when it's listed as 16+?

 

If a guest needs to accommodate 22, how do they know that this house (max occupancy: 22) will in fact work for them?
