Not able to select a checkout date

When I see the dates available in bold black numbers on the calendar, I select the checkin date but then it doesn't allow me to select a checkout date. The other dates become green and disabled. I clear dates and repeat but it keeps doing this. How do you do this?

@Alan1009 is there a minimum stay or a restriction on which days you can check in?

Thanks Mike, and yes there is as I am learning but finding the way that works is very confusing. 

Also when there is a minimum stay it is hard to find on the details.

Furthermore, I would like to filter stays where there is "not"  a minimum stay but don't see a way to do that. Or even a "minimum stay < 6 days" would be nice.

@Alan1009 The only way to do this is to search by actual dates. When you have dates selected, only those listings that can actually be booked will appear in the search results.
