Not showing up for the booking

I had a guest who booked and did not show up. I waited for him because sometimes they arrive late. Now after 1 month he want his money back. I have stated in my notes that is you dont show up there is no refund. Still he insists.

After a month?  He probably thought that if he didn't show up he wouldn't be charged and just saw the charge on his credit card account statement.

I think you've told him everything he needs to know. End of story.  I wouldn't communicate with him any further.

I agree entirely with Clare.

If you booked a hotel room and no-showed they would still charge you. No refund. Quite why they believed that simply not showing up would result in a no-charge or refund. Ignore any further communication or refer them to airbnb who won't refund them for not turning up.

Like Clare and Maxine have said -- no refund is deserved here.  You were quite thorough to have stated in your listing that if guest doesnt's show up they get no refund.  Most hosts would think that is so obvious it need not be stated, but as you have experienced, there are always those few guests who are unable to appreciate the obvious.

If the guest is insisting, tell him he needs to take it up with Airbnb.  If he is hassling you, tell him that you will report him for harassment if he continues to hassle you about it.  He is free to open a request with AIrbnb for a refund. He won't get one.

I agree with the other respondents here, and even more to the point: because this person booked with you, he prevented anyone else from booking with you. I've had a few guests who have tried to cancel at the last minute, and I've explained that they've effectively prevented me from getting anyone else to stay for that night (and me getting paid for the night). Ignore them, and if they persist, report them to Airbnb.

Yeah.. I'd like to think I'm really considerate when guests have to cancel for good reasons, and I'll often refund more than the policy.  Or I'll say somethign that I'll refund more than the policy if I get other guests for the same dates: I don't need to profit from antoher person's trouble.

But then in your case if someone doesn't show up without even alerting you or providing a reason, then I'd be a lot less inclined to refund.. After all they have blocked my place for those dates.

I might refund the cleaning fee or something or offer a discount on a future stay..  although if they don't show without notice then that likely means I will have wasted a lot of time waiting for them.  Fortunately this never happened to me..   (Closest was one guest who couldn't make it due to a death in the family;  I was very ready to issue a full refund, however he never actually cancelled the booking, causing those days to remain blocked..  I even followed up with AirBnB to see if they could cancel for him, then I would have refunded, but they said the guest still would need to cancel.  So in the end nothing was refunded nad I never heard from the guest again.  I don't feel very good about that actually.

I think you can also explain that since the dates were booked for him, you actually lost the chance to get other guests.  This is why the fees cannot be refunded.  If the guest informed you beforehand that he won't show up, you could have just cancelled and refunded at least 40% because you could still have a chance to get other guests since you already know that he won't be coming.

A hotel would not refund a guest for not cancelling or showing up.  Our terms are clear on the site.  Its up to the guest to read the terms.  You can say no and walk away with clear concious, they reserved space that you could have rented to someone else.
