Pricing issue

I am having pricing issues. I sent my guest a special offer of $265 USD. At my end it says the total amount is $265 including the $8 cut that Airbnb takes. My guest tells me she is being charged $407? How does this work? Why is the difference so much? She is paying in Canadian dollars, but it shouldn't be that much anyway? She said that Airbnb told her I should have entered a price of $240 so that it would be $265, which makes no sense, because $25 is way more than the usual cut Airbnb takes?

 

More over, my guest has now cancelled the reservation which is to take place in January so that we can rebook and start the whole process again. However, since I had a strict cancellation policy it says I get $131 of her money. Obviously I have said I will happily refund, but when I go to the resolution centre it says that airbnb will deduct this money from my next payout, but I have never received the money in the first place and therefore I don't understand why the would be deducting money I have never seen?

 

I would really appreciate someone's help with this. I am finding the whole situation very stressful and just need some answers.

Hi, @Sylvia-and-Levi0. $265 US is $349 Canadian at today's exchange rate. The extra $58 CAD will include your cleaning fee of $20 US, which is $26 CAD, and the guest service fee of, well, whatever that is. 12%? Any extra people coming? So the $407, although steep, could be in line. 

The $131 is deducted from your next payout because you will be paid it as usual at the time the guest would have checked in. There are other, better, explanations of that in this forum. Take a look. Maybe have a cup of tea first. I understand how stressful it all is.
